QWAK,MidwestMan, It is a workable plan if you have a lot of coin dealers in your aeria -- I checked the phone book and only 2 or 3 listed and about 4 hr round trip to each plus I believe 1 or 2 were pawn shops and the both record all buys and report to local police in case the coins are stolen!

QWAK QWAK... I thought as much.. Why not take a road trip? I live in the distant suburbs of Chicago and my suggestion is doable in this area.

QWAK,MidwestMan,Chicago is ware I left to come to the DUCK NEST -- 550 miles -- ONE WAY!

Back in the day -- about 25 years back I would worl all weak then hook up the trailor to the truck and drive all night get here and sleep then unload the next day and drive back for work -- 3 day turn around almost killed me back then!

Perhaps as a plan "D" or "E" or "F" ??

QWAK,Goldhedge,I will keep that as a BACK UP PLAN -- WAY back!! -- it is after all a sizable amount of --- UNTRACABLE GOLD EAGLES!!!!

I kind of feel that the DIRECT exchange of the physical GOLD to my frinds is sort of SPECIAL -- almost SPEARITUAL in some way.

I can help them sell to APMEX or perhaps even YOU IF that is there choice.

He and his wife are also very SPIRITUAL people and are at this moment on a spiritual sort of adventure looking for another place they would like to live. He is part native american and has what I call a "John the Babtist" quality about him -- He knows they could cut off his head but also knows -- IT don't matter IF they DO -- so WHY be concerned about it?

I realy DON'T want them to go!!

There is so much I and many others could learn from them and I believe will NEED to learn!

The place is all set up and running -- chickens,ducks,goats,and cows, two ponds for fish (fish in them ) two dear stands ,3 working wells!!! And out ware it is HARD to find but with in about 30 miles of two fair size towns! A view across the vally in to the state park whis is part of a NATIONAL PARK that is spectacular and can sit and watch that view as the SUN sets each evening from the DECK -- ware I will have a HEATED DUCK POND for my self IF I do buy it!!

BTW: That VIEW over looks ware I suspect the LOST SILVER MINE to be -- EVEN the LOCALS have NOT been able to find it since the 30s!!

That is SPECIAL!! It should be and DESERVES to be bought with FINE GOLD!!

You might consider borrowing the money to buy the land and house.

If you do that, you could use BOTH the property and your PM's as collateral for the loan, and you could probably find someone to make you the loan. Maybe a friend or a relative rather than dealing with the banksters.

Since you would be borrowing the money, you wouldn't have any gain to report to Unk Sam, and you would still see the appreciation on the PM's. There might be some risk, but it might be the type of risk you would want to take. If the dollar goes to hell in a handbasket, both the property AND the Gold might go up in FRN value and you would be a happy camper. But if the dollar appreciates it would hurt.

Anyway, that is my best 2 cents I can throw at you.

In two years or three years, your gold/silver will probably at least double or triple in purchasing power compared to acreage. Also property taxes in many areas could easily be up 500 or 1000% or significantly higher in many areas.

Wait until there is blood on the street, and millions of people are starving to death. Wait until people NEED very badly to get out of their land because they can no longer afford the taxes. When people are realizing well... the govt is going to confiscate my land in the near future ... I might as well sell it to any chump who is silly enough to buy it... then it will be a much better time to buy than now.

Of course, if you plan is to enjoy your land for the next 2-3 years, and then likely be killed by SWAT teams (if you refuse to give the land back to the government that you borrowed from them for a few short years ) then by all means go for it. Gold is very divisible, liquid, portable, and very easy to trade for ANYTHING you want. OTOH, raw land is very illiquid and only going to become moreso. Easy come, easy go, all your gold could get stolen in the middle of the night- the government will probably give you a little warning before they come take it. On the other hand, there's no stopping the govt if they want to take away everything you've earned if you have the land. I'd rather risk my fellow man robbing me than the govt robbing me, but what do i know?

When I first started the "DUCK NEST" project my perspective was much like yours is now --- over time -- 29+ years and 20 of just ME and GOD and the animals up here on the mountain my perspective changed conciderably!

The DUCK NEST is actualy WAY more than I need I only live on a tiney portion of it as it is.

It aint about geting RICH or RICHER or "FIGHTING off the ZOMBIES" or GOVERNMENT --- I fully INTEND to give IT ALL AWAY eventualy -- THAT is my PLAN!!

I WANT my friends to HAVE some GOLD and SILVER and I want to turn there place in to somthing VERY SPECIAL ware people can COME and SHARE and LEARN and INJOY what is there to be INJOYED!

I can not posably do all that needs to get done ALONE but people can come VISET and STAY and HELP create somthing SPECIAL by contributing what they can to HELP make IT HAPPEN!

It's tough for me to guage if I'm just being realistic or overly pessimistic sometimes.
Personally, I don't think it's the right time to get out of silver at the very beginning of
the biggest bull market in silver that has been seen in thousands of years. It's amazing the times

I am inclined to believe that there is a "WILD CARD" in the game and things will CHANGE and get MUCH BETTER just as most expect a LIVING HELL and THAT change of MIND will be what REALY changes the WORLD and is what the NEW AGE is about TOO!

Most times change is slow agreed BUT some times is is almost like turning on a LIGHT SWITCH and BINGO -- the DOOR OPENS and PROBLEMS turn in to wonderfull discoveries and solutions NEEDED but over looked because NO one coud SEE them!

Chase’s most important decision in this regard was Bronson vs. Rodes, 7 Wall 229, decided in 1870. And this is the decision which played a crucial role in the gold confiscation of 1933. In Bronson v. Rodes (1870), the plaintiff had a written gold clause in his contract requiring payment in gold. Since very few people had such contracts in 1870, the railroads did not care if they lost that one. The Chase Court ruled:

“ It recognizes the fact, accepted by all men throughout the world, that value is inherent in the precious metals; that gold and silver are in themselves values, and being such, and being in other respects best adapted to the purpose, are the only proper measures of values; that these values are determined by weight and purity…A contract to pay a certain number of dollars in gold or silver coins is, therefore, in legal import, nothing else than an agreement to deliver a certain weight of standard gold…the tender must be according to the terms of the contract.” [U.S. Supreme Court, Opinion of the Majority, Bronson v. Rodes, 7 Wall 229 at 249, 250, 252.]

This was an extremely important opinion. It meant that future creditors could protect themselves from another depreciation of the currency by insisting on a gold clause in their contracts. If they had a gold clause, they were effectively on the gold standard, no matter what happened to the rest of the country. Lawyers went over these two Supreme Court decisions (Bronson v. Rodes and Legal Tender Cases) after 1871, and recommended gold clauses to their clients. Gradually gold clauses became very widespread in American business.

So you do not need to worry about the Government stealing your gold. They don’t need to. They already steal the wealth of the naïve (anti-gold) majority. This majority believes their lie that the Government is robbing from the rich to give to them. They keep getting poorer and poorer, and they can’t figure out why. And they keep re-electing the politicians who victimize them.

However, this does bring up an interesting speculation. Both gold ownership and gold clauses have been legalized in the U.S. (in the 1970s). This raises the question as to whether gold clause contracts could be made, as in the 19th century, on the precedent of Bronson v. Rodes. One problem that such a project would face is that the old American double eagle coins (approximately one ounce) now have a numismatic value and thus are not suitable for using as currency. To solve this problem, Congressman Ron Paul championed the (new) American eagle gold coins (exactly one ounce) in 1986. It was passed in the Senate by unanimous vote and in the House with a very small dissenting minority. A further advantage of the new Eagle coin is that language accompanying the bill states specifically that the coin is intended to be used as money, is legal tender and is not merely an item for collectors.

For example, suppose you buy some real estate and intend to hold it for 10 years. You have the choice to pay either 200,000 dollars for the property or 200 ounces of gold (in American Eagle coins). At the end of the 10 years, the value of the U.S. dollar has fallen in half. All real estate, quoted in dollars, has doubled. But the price of your property in gold is still 200 ounces.

Along comes the Internal Revenue Service and says, “Sir, you have made a handsome profit on your real estate. You bought it for 200,000 dollars and sold it for 400,000 dollars. Here is your tax bill. You, however, reply, “I did not buy the property for dollars. I bought it for ounces. I paid 200 ounces, and I sold it for 200 ounces. I made no profit at all. My house did not go up; your dollar went down. But since I did not use your dollars, what does that have to do with me?

gold is not money when it comes to the public. It is only money to TPTB for their own purposes. Its the true foundation for a country to exist upon.

They will always price it in terms of dollars for tax purposes.

In any case, this sounds like an awesome property. I am looking for just such a thing and cant find it here.

But what to do?

In this case I agree with many here that locating financing would be better than selling your gold now. Selling your gold now would be sad. Not only would you lose your savings, but your property will go down in value most certainly. What you could buy in 5 years might stagger the mind if you keep the gold.

You might negotiate for a lease with option to buy with a 5 year term. By then the gold should work well in your favor. If you can make it so you can exercise the purchase option at any point during the contract. Pay a small DP and apply that to the final balloon payment if exercised. If not then just end the contract and hand back the land without your deposit. For the option negotiate a fair annual or monthly payment that would also ultimately apply to the purchase payment at the end if exercised.

p.s. you have not learned to keep mum about your holdings. That is bad form.
